If you want to experience the hustle and bustle of a turn of the century Boardwalk, this resort is for you. From the moment one enters the lobby and is greeted by a grand carousel, a feeling of whimsy and carefree fun takes center stage. In addition to the variety of hotel rooms available - from standard to garden cottages with concierge service - this resort also offers studio, one bedroom, two bedroom, and three bedroom units that include everything from cookware to washers and dryers. These “apartments” are, in my humble opinion, the high point for an already very delightful location with their Jacuzzi tubs, walk-in showers, and fully equipped kitchens. Other good reasons to enjoy the Boardwalk Inn & Villas are:
- A 10-minute walk to Epcot or a relaxing boatride to The Hollywood Studios or Epcot.
- Exciting evenings as the Boardwalk lights up with music and entertainment and shopping and a wide assortment of restaurants and clubs, including Flying Fish Cafe, Cat Cora's Kouzzina, ESPN Club, Big River Grille and Brewing Co, Boardwalk Bakery, Seashore Sweets, Atlantic Dance Hall, and Jellyrolls
- Muscle and Bustle Health Club
- Croquet on the lawn and surrey bikes to ride around the lagoon
Another of the deluxe flavor resorts, The Boardwalk Inn offers a playfully elegant lobby with rockers on the balcony and The Belle Vue Room, where one can relax with a beverage, for some people watching. Large villas can sleep as many as 12 people while the standard rooms sleep 5(if the 5th person is small). Colors are blues and yellows and whites and greens and playful splashes and patterns. The Boardwalk Inn & Villas is the perfect place if you want to be in the heart of the action.

We stayed here in February and were not impressed. The bakery and pool were being upgraded (our room overlooked the pool and thankfully my son gets up early). The rooms are dated and we were surprised to actually run into 2 employees who were out and out rude! It was a great location for Epcot and Hollywood studios. I love the whole broadwalk area but was not impressed with this hotel.
I've stayed at quite a few different Disney hotels. The Boardwalk is by far the best one for location. The walk to Epcot was about 5 minutes! A 20 minute walk or short boat ride to the studios. Awesome way to beat the crowds :)
Overall, the room was sort of 'blah'. It wasn't really themed or special and felt a little outdated. There was a microwave and refrigerator---very appreciated! We requested a room close to the lobby and it was perfect. Our view was of the pool area. We were far enough from the elevator that we didn't have noise bothering us, and yet we didn't feel like we were hiking to our rooms after a long day of walking.
The cool part of this hotel is that the boardwalk itself is a lot of fun. There is entertainment and nightlife. And we were able to watch fireworks from Illuminations from the hotel area as well.&l
My favorite thing about the Boardwalk Villas is the location. Located between Epcot and Hollywood Studios so you can walk or take a pleasant Friendship boat ride to either one. Boardwalk is also home to several restaurants, Kouzzina and Flying Fish Cafe being two of the best restaurants on property.
We had a one bedroom villa which is always a nice spacious setup for the two of us.
Those are the things I liked about the Boardwalk Villas. There were several things that I didn't really like, I will list them briefly here. Many of these issues may be irrelevant to most, but these are the reasons I give Boardwalk Villas a 3 star out of 5.
- Parking -- if you bring your own car then you're going to be doing a lot of walking. This is one resort where you might want to pay the extra fee for Valet parking.

We bought in to DVC in 1999. Boardwalk is not only our home resort it's also our second home. Cast members make us feel welcome at every turn. The location can't be beat. We love the walks to/from Epcot or DHS. It's easy to hop on a boat or bus. BeautIful views. Perfect
Boardwalk is a nice resort with the best access location for all parks. Kids love the pool and slides and there is a very fun nightlife. It's easy on DVC points and recommended for all!
I am writing this after purchasing more points in Boardwalk Villas. Last summer we purchased 222 points and just returned from our first stay in a 2BR villa. We always stayed at Swan/Dolphin in the past and I can tell you the Boardwalk Villas are better than Swan/Dolphin. Stayed at Boardwalk January 2011, the low season, but the Boardwalk Villas was bustling. It was very clean, new paint, new appliances, everything in the room worked. Being our first time, I called down to the front desk several times, and always got what I needed. Lots of happy people everywhere, staff and patrons included. It just seemed like everyone everywhere was happy to be there, and so were we. This is the most convenient location for a hotel in Disney, I am surprised they built DVC at such an ideal spot. This was our first stay as DVC members. Our extended immediate family members were able to stay comfortably in a wonderful home environment. The rooms were spacious and homey. The resort decor reminded me of the true Boardwalk days of a simpler time. The location is a very short walk to EPCOT, and a ferry ride to Hollywood Studios. I recommend this deluxe accommodation to anyone!!!
